In February 2023, there were only 1,400 newly advertised properties across the same area, so the increase in newly available stock certainly shows that there is a definite positivity and trust in the market this time around.

Interestingly, the sales figures across Coventry & Warwickshire in February 2023 showed around 1,100 properties were sold compared with last month’s figures of just under 1,300.

It is fantastic to see that the levelling out of interest rates, and increased confidence in the Coventry & Warwickshire markets are translating through to homeowners and homebuyers being able to make the home move that they’ve been wanting.

Hopefully this trend will continue as we progress throughout this year.

Increasing property stock levels has its pros and cons, the obvious benefit being that there is more choice for buyers.
The negative aspect, if you’re a seller in this market, is that there is more choice for buyers, and therefore more competition for you.

It is now more important than ever for your property listing to stand out from the crowd that just seems to keep getting bigger.

It may be time to look at what your options are if you’ve been on the market for a period of time, and to evaluate if your current property listing looks as good as it possible can, and if your agent is doing everything they can to maximise the exposure of your home and to generate as much positive interest for your property.

I’d love to take the opportunity to come and see you, to talk with you about your property and the market that it sits within.
I’ll be able to show you what the potential hurdles are, but also where things can be improved and maximised to make your property listing the most appealing that it can possibly be for those prospective buyers who are all so keen to find their next home!

If you’d like for me to come and see you to discuss your property, please do reach out via the details on the screen.

And as promised, today I am recording this video at Pennington Mews, just outside of Rugby’s town centre! This property is a beautiful three bedroom link detached home with this beautiful bright conservatory that I’m standing in now!

As always, I’ll see you next time!
