You can’t make a first impression twice, particularly when it comes to buyers viewing your property. We need to make sure that we have decluttered and also making sure all space is visible for viewers.

Viewings

Our service includes accompanied viewings – we believe that we are the experts in extracting an offer and over-coming objectives. Which means you can go about your day and we will do the rest. 

Listening to feedback from viewings is a must to determine how to make your property more attractive to buyers. It is important to be prepared for potential buyer’s questions. We have a FAQ’s section on each listing so if someone askes a question we are able to give the same answer each time.

Negotiation

As soon as we receive an offer, we will qualify this immediately. We will be asking for items such as; Photographic ID, Proof of residency, Proof of funds, Mortgage illustration (AIP) and their chosen solicitors. We will also ascertain what position your purchaser is in too. Such as; First time byer, cash from sale or simply a casher buyer. Our agent will also do a chain check to see how many links are below as this could have an impact on agreeing an offer.

Accepting an Offer

Once negotiations have reached a conclusion and you are happy to accept an offer. You will need to instruct a property conveyancer if you haven’t already done so. We can offer the services of our partner conveyancing practice to make communication a lot easier for everyone involved. Once we have both sides conveyancers, we can then issue a memorandum of sale detailing the specifics of the sale and circulate it to all parties.

Sale Progression

Our agents will be with you every step of the way to ease you through the sale process and make it as seamless as possible. We will co-ordinate between all parties and other estate agents in the chain. As an industry standard this normally takes anywhere from 12-15 weeks but can vary largely on chain size, if there is a lease involved and just general timeframes of all involved.

Exchange of Contracts

The exchange of contracts is the legally binding part of the process. This is when you pay your deposit to your conveyancer – Once contracts are exchanged, and both the buyer and your conveyancer are satisfied that everything is in order, a date for completion is agreed and from this point both parties are legally bound to go through with the transaction.

Completion

This is the day the balance of the monies are transferred either cash or mortgage, this is also the day on which your buyer will get the keys to the property.
